A village built against the mountain.

Silverleaf sits in the upper reach of DC Ranch, where the desert starts to climb into the McDowells. It was planned as a village rather than a subdivision, and after twenty years it reads that way: stone walls that have weathered, olive trees at their full height, streets that curve because the land does.

The architecture is held to a Spanish Colonial and Andalusian standard most valley enclaves never set. Homes are reviewed before they are built and again before they are altered, which is why the streetscape has stayed coherent while the rest of North Scottsdale filled in around it. Lots run from a third of an acre in the Arcadia neighborhood to several acres in Upper Canyon.

Days are quiet. Most traffic is a golf cart or someone walking to the club at six in the evening. Buyers who choose Silverleaf are usually choosing to stop looking, and they tend to stay a long time.

What buyers ask us first.

Two layers. Every home pays the DC Ranch community assessment, and Silverleaf adds its own for the guarded gates, patrol and common landscape. Design review is the part that matters more day to day: exterior changes, materials and even landscape plans go through the architectural committee before work starts. Current dues are TBD, we confirm the figure per neighborhood before you write an offer.

The Silverleaf Club sits inside the gates, a Tom Weiskopf course laid into the canyon. Membership is separate from buying a home and is not automatic, so if golf is the reason you are looking here, we start that conversation early rather than at closing.

Broad, because the community is. Arcadia and Horseshoe Canyon homes generally trade in the low millions, Upper Canyon estates run well into the eight figures, and the middle is where most of the volume sits. We would rather show you three current comparables than quote you an average.

About twenty minutes to Old Town Scottsdale, twenty-five to the Scottsdale Airpark for private departures, and forty to Sky Harbor outside of rush hour. Groceries, schools and the Market Street shops at DC Ranch are five minutes down the hill.

Regularly. Owners in Silverleaf are rarely in a hurry and often prefer not to list, so a meaningful share of activity never reaches a public search. Those come to us by relationship, and we share them by phone, not by email blast.

Off Thompson Peak Parkway at the north end of DC Ranch, roughly twenty minutes from Old Town Scottsdale and forty from Sky Harbor.
